Impossible Savings. Until Now.

Every year, your building almost doubles its energy bill. By wasting energy. How do we transform 43% of your energy bill into a safe, stable investment? Here's the basics:

Three Problems/Solutions

Problem #1 - Temperature Swings Cost You Money
Without our system, your apartment/guestroom HVAC units over-heat and over-cool your rooms, costing you a stack of money every year. How? The crude thermostats built into most guestroom HVAC units allow fluctuations of 4-10°F (or more) from the desired temperature. Every 4° of unwanted heating/cooling costs you 28% more energy. That wasted heating/cooling is wasted money.

Solution
After we add our digital thermostats, guests can precisely regulate their room temperature with zero effort (set and forget). So guests stop "fighting" to maintain the desired temperature. This enhances guest comfort by eliminating temperature swings (caused by those crude built-in controls), resulting in happier guests and less energy waste.

Problem #2 - Heating/Cooling Empty Rooms Costs You Even More
When occupants leave their rooms, they typically leave their HVAC unit running, to heat/cool their empty room all day. This costs you even more money. Why pay to heat/cool an empty room, when there's nobody around to enjoy it?

Solution
Energy Manager saves that money by sensing when guests are in their rooms - when guests go sightseeing, the system cuts HVAC energy in that room, allowing the temperature to drift the number of degrees that you program ("setback") until the guest returns. Then later, when the guest checks out (Hotels), or is gone a certain length of time (Apartments/Dorms), Energy Manager cuts that room's energy use even more, for deeper savings. Over the course of a year, these automatic cutbacks save you an enormous sum of money - savings you cannot get anywhere else. Stop paying to heat/cool empty rooms. Keep that money in your pocket.

Problem #3 - Complaints Cost You
Occupants know when they're too hot, too cold, or when their HVAC isn't working properly. Or isn't working at all. Complaints cost you - in givebacks and engineering payroll. These costs add up. Stealing money you could keep.

Solution
Energy Manager monitors your rooms for equipment and temperature problems, so they're found and corrected before guests complain. When Energy Manager spots a potential problem, it sends you a detailed Alert – via Email or cellphone SMS. This way, you can correct the problem when it first occurs, before anyone even notices. So guests are happier and you save time - this means fewer givebacks and lower engineering payroll. That's money you keep. All while reducing your energy cost by up to 43% every year.

How Many Ways To Save?

Key Benefits

  • No Cables - Wireless Building Network links your entire property together without expensive cables
  • Software - You choose all settings to control your entire building
  • Centralized - Control from your reception desk or office computer, no walking room-to-room
  • Remote - Control while on vacation, from any computer with internet
  • Expandable (Plug & Play) - Now or later, add your common areas, rooftop HVAC, lights, restaurant coolers, even your pool

Automatic Savings

  • Precision Digital Thermostats
  • Steady Temperatures - Eliminate costly temperature swings.
  • Guest Comfort - Occupants stop "fighting" their heat/AC to maintain their desired temperature. Instead, they just "set and forget."

Unoccupied Rooms

  • Occupancy Sensors - When a guest leaves his room, Energy Manager senses that the room is empty, and automatically reduces energy to that room (within the limits you configure). Before Energy Manager, guests would leave their HVAC unit running all day (or all week) to heat/cool their empty room - and you paid the bill. To save that wasted money, when guests go sightseeing (hotels) or students go to class (universities), Energy Manager automatically reduces their HVAC for enormous savings.

Unsold Rooms

  • Front Desk Integration (Hotel/Cruise) - Our software integrates with your room-management software, so Energy Manager always knows which rooms are Sold and Unsold. When a guest checks out, Energy Manager immediately reduces that guestroom's energy more deeply, for even greater savings.
  • Time Delay Deep Setback (Multifamily/University/Nursing) - Non-hotels don't use front-desk software, so how do we deliver the same deep energy savings? Energy Manager treats rooms that have been empty for "X minutes/hours" as "Unsold." So after a guest is gone a certain length of time, that guestroom enters "deep setback" mode, deeply reducing energy use. When students or residents go away for the weekend, their rooms automatically enter this mode. Saving you a great deal of money.
  • Ready Rooms (Hotels) - Automatically keep a few rooms at "ready temperature" for new guests to check in

Software - You Control

  • Configure Your Building - Adjust your settings and save more. Expecting a slow week? With one click, adjust an entire floor's temperature to save more. Is your Peak Demand getting too high? Log in from home, set thresholds that automatically trigger reductions - limiting your energy bill. Specific rooms wasting energy? Spot them and adjust for maximum savings. Our software lets you configure individual rooms, groups of rooms, or the entire building. No need for engineers to visit the rooms. Choose guestroom temperatures for Setback and Deep Setback. Limit the high/low temperature guests can get from their thermostat. Choose default temperatures, then override them for greater savings.
  • Full Scheduling - Schedule any room/equipment to run exactly - and only - when you choose. Meeting in Conference Room E at 9AM? Schedule the heat to start/stop exactly when it's needed, and not a minute longer. Schedule guestrooms, hallways, lobbies so you stop wasting energy.
  • Expected Demand - Your utility company is required to keep your building's Expected Demand on tap in case you need it. You get billed for that energy, whether you use it or not. Energy Manager helps reduce this Expected Demand - stop wasting money on energy you won't use.
  • Peak Demand - Energy is more expensive during Peak Hours. Monitor and control your Peak Usage for substantial savings.

Analysis/Monitoring

  • 24/7 Monitoring - 365 days/year, our servers monitor your building and record all temperature and usage data in our database
  • Analysis
  • Compare Periods / Set Goals - How do you set goals when you don't know where you've been, or where you're going? By recording your building's year-round energy use, along with weather conditions, indoor temperatures, and occupancy, we enable you to compare periods, set goals, and reduce energy costs. Compare and see your savings onscreen.
  • Locate Energy Loss - For every building, we identify trouble spots, so you can adjust and save more.
  • Energy Forecast - Our 5-day weather/occupancy forecasts predict your energy demand, so you can adjust to meet your goals.
  • Alerts
  • Email/SMS - You're notified by Email or SMS when Energy Manager spots a potential temperature/equipment problem
  • Reduce Givebacks - By spotting problems before guests notice, you can avoid costly complaints
  • Lower Engineering - Instead of paying engineers to keep checking for potential problems, fix problems as they arise

Government Incentives / Demand Response Programs

  • Government Incentives (Green Building) - We help you obtain government Grants, which make Energy Manager even more affordable. Many states, and even utility companies, will pay for a large share of your investment in Energy Manager. In many cases, Energy Manager also helps you earn government Tax Breaks/Credits, Low Interest Loans, Fee Waivers, Expedited Permitting, and Fast Tracking. You could also obtain a Density Bonus (increased FAR) which allows you to build more square feet than your zoning limit. Green Energy is a rapidly growing sector, both politically and economically. Energy Manager helps you qualify as a green building so you can obtain these incentives.
  • Demand Response Programs - Since utility companies operate near capacity, third-party programs will pay you to occasionally reduce your energy demand for a matter of hours. These payments are substantial, but you cannot get them without a system that reduces your real-time energy use upon demand. Energy Manager does exactly that - enabling you to receive substantial extra payments from these third-party programs. That's additional money you keep.

More Savings

  • Threshold Triggers - When you approach a usage limit, Energy Manager can automatically run routines, such as cycling down your hallway HVAC on each floor for 5 minutes, then moving to the next floor, up and down your building in a sequence. Occupants won't notice this, but it saves a great deal of money. Trigger these routines upon request, or automatically when you approach limits.
  • Longer HVAC Life - Energy Manager greatly reduces the number of hours your HVAC units run. This lower runtime extends the life of your HVAC units, saving you substantial money on HVAC upgrades.
  • Charge More - Guests using our precision thermostats to "set and forget" their desired temperature are often willing to pay a bit more for this luxury. Freed from "fighting" their HVAC to keep temperatures steady, we've found guests are happier and more comfortable, willing to pay a bit more.

Offices

  • Automated Afterhours – Office tenants log in, then order evening/weekend HVAC. This prevents afterhours abuse of HVAC, owners don't get stuck with that energy bill, and usage is recorded for each tenant. Also, the building super isn't needed to switch on the HVAC.
  • Pre Heat/Cool – Avoid those costly 9AM demand spikes when office tenants arrive for work, and everyone switches on their HVAC at the same time. Schedule offices to pre-heat/cool earlier, during off-peak hours. This avoids the costly demand spike, and also pre-heats/cools your building (for example) at 9 cents/kWh (off peak) instead of 14 cents/kWh (peak). This scheduling is easy and saves a great deal of money – every day, every year.

How You Save

Savings Examples - Click Here

Right now, how much money are you burning? In most cases, Energy Manager saves you over $400 per guestroom HVAC unit. Every year. In major metropolitan areas, you save even more, since energy prices are higher than reflected by this national average figure.

Boost Net Income

By cutting your energy cost, we boost your building's annual Net Operating Income (NOI) by the amount you save on energy.

Raise Building Value

But Energy Manager also raises the value of your building. Significantly. Because as we raise your NOI, we raise your building value – since the market values your building based upon NOI. When buyers evaluate your building, their first question is "How much income does this building generate?" After you install Energy Manager, your answer is much better.

An Approximate Example

Installing Energy Manager in a 280-room hotel adds $1,500,000 to the value of the hotel, due to higher NOI. This is an added benefit – that you're losing without Energy Manager. You cannot obtain this boost in property value "just anywhere." Don't leave money on the table – let Energy Manager maximize your building value.

(Example assumes 8% cap rate, USA national average energy prices)

How It Works

DISCLAIMER
All figures herein are estimates. Your results may vary, depending on weather, usage, occupancy, building characteristics, system configuration, inputs to software, utility company pricing and scheduling, equipment maintenance, your existing legacy equipment, third-party programs and other factors. The figures in this document are estimated under the assumption that before TMG systems are installed, client starts with standard in-unit PTAC temperature and fan controls (no digital thermostat). If client starts with a digital thermostat of some type, TMG systems can provide savings, but at a lower rate. Neither TMG, nor AST, nor our contractors or affiliates guarantee any level of monetary savings or energy savings. While TMG systems are expandable to control many types of HVAC, lighting and other equipment, energy savings can only be obtained using equipment at your location that TMG hardware and software are installed to monitor and control. Appliances and equipment not controlled by properly maintained TMG hardware/software will not reflect energy savings.
