How much will I save?

Our estimate is $426 on each unit, per year. So just multiply $426 by the number of units in your building to see your total savings every year. If some suites/apartments have more than one HVAC unit, multiply your building's total number of HVAC units by $426 to estimate yearly savings. And that's based on national average energy prices – if you're located near a major metropolitan area, your energy pricing is usually higher than average, so you'll often save more than $426/year.

Equipment

Does Energy Manager work with removable thru-window AC units?

Sometimes. Energy Manager can be integrated with some removable thru-window Heat/AC units. Generally, the units sold at Best Buy and other stores are NOT designed for added controls, but in some cases it's possible. However, we supply a complete line of thru-window units (and PTACS) which DO accept external controls, and do work with Energy Manager. Please inquire.

Does Energy Manager work with radiators?

No. Radiators are very difficult to manage with external controls. Generally, radiators have a knob to control the flow of steam, and that's all. At this time, Energy Manager is NOT designed to manage/control simple radiators. But Energy Manager is very effective with hot/cold-water systems such as 2-pipe/4-pipe systems, where a Fan blows air over hot/cold pipes – please inquire.

Can Energy Manager also manage my rooftop HVAC? Lights? Common areas? Restaurant coolers? Pool filter/pump?

Yes. Energy Manager's patented network expands to manage virtually any equipment in your building. Without wires. Our competitors, if they do offer a building network, typically require expensive cabling to network your HVAC equipment. Then, after you pay to install that wiring, you're limited to the cabled equipment. And often limited to ONLY guestrooms – since most companies can’t control the wide range of equipment that we can.

With Energy Manager, as your building network expands, our software recognizes your common areas, lights, rooftop HVAC. Energy Manager is "plug and play." So you don't have to decide Day 1 to expand – you can add that extra equipment down the road.

My Common Areas

How does Energy Manager manage my Common Areas?

Our software is designed for maximum savings in Common Areas. Two key features you won't find anywhere else:

Scheduling. Energy Manager lets you schedule your meeting rooms, hallways, rooftop HVAC, lighting, restaurant coolers, and pool. By the minute. So you only use the energy you need. Is there a meeting tomorrow in Conference Room B at 8:00AM? With a few clicks on your computer screen, schedule the heat to start at 7:45AM, then stop at 9:00AM, so you only spend the energy you need. Why heat your ballroom all month, when you only have 2 weddings? Schedule them with Energy Manager.

Automated Load Shedding. Create savings routines for Energy Manager to execute, such as cycling down your hallway HVAC units on each floor for 5 minutes, then moving to the next floor, up and down your building in a sequence. Occupants won't notice this, but it saves you a great deal of money. You can configure Energy Manager to trigger these savings routines upon request, or automatically when you approach a usage limit (peak or overall). This way, you limit your usage, save more, and eliminate costly peaks on your utility bill.

Apartment Buildings

What about Condos and Co-ops?

Condo associations and co-op boards can gather their members to take advantage of Energy Manager. Savings can be shared between members and the association/board. In addition to great savings, another benefit to members is first-class comfort – with Energy Manager maintaining stable temperatures, members can stop "fighting" their HVAC units. Boards/Associations can build energy costs into the dues/assessments – the fee can be fixed, or float with usage. And since Energy Manager reduces energy costs so deeply, members pay less WHILE the board/association keeps a share of savings to spend on building improvements and maintenance. We prefer that boards/associations market to their own members, as it's impractical for us to sell individually to members.

What about rental buildings?

What if individual tenants pay their own energy bills?

If the building owner signs up tenants to pay energy costs thru the owner, the owner can save with Energy Manager, and pass some of his savings to his tenants. Another benefit to tenants is first-class comfort – since Energy Manager maintains stable temperatures, tenants can stop "fighting" their HVAC units. Owners can build energy costs into the monthly rent, or charge a separate energy fee that floats with usage. For new construction or new leases, it's easy for owners to build energy costs into apartment rents. And since Energy Manager reduces energy costs so deeply, tenants pay lower energy bills WHILE the owner keeps a share of savings in his pocket. We prefer that owners market to their tenants, as it's impractical for us to sell individually to tenants.

Offices

What about offices? Billing tenants? Scheduling tenant HVAC?

The typical office building has several tenants with different HVAC needs. Energy Manager solves two multi-tenant problems: Billing and Scheduling. While reducing your building's energy use.

Automated Afterhours – What happens when office tenants need weekend HVAC, or work late? Before Energy Manager, either the HVAC would shut down, leaving tenants hot/cold, or the building super would be summoned to switch on the HVAC, then hours later, switch it off. Or even worse, tenants would just run their HVAC all weekend, and the landlord would get stuck with the bill.

But with Energy Manager, tenants can log in with their password, and request another "3 hours" of HVAC for a late evening at the office. If the tenant decides to work on Sunday, he just logs in and authorizes the HVAC for Sunday. This allows landlords to "lockout" tenant HVAC so it's not abused during off-hours.

This automated scheduling frees the landlord from hassle, and creates a billing record of the person who ordered the HVAC (by password), the HVAC period requested, and the actual energy usage during that period. This way, landlords can bill tenants for this extra usage (adding a surcharge for "afterhours HVAC") without sending the super on 2 trips or wondering how much energy the tenant actually used.

Billing - How much energy did each tenant use? Energy Manager Software logs the usage for each piece of HVAC equipment, so you know the exact usage of each tenant during any period. Landlords can compare actual usage with the energy clause in the tenant's lease. And when office space is reallocated, it's not necessary to re-meter. With a few clicks, simply move the rooms from one tenant to another.

Pre Heat/Cool – Before Energy Manager, office tenants would arrive at work around 9AM, and everyone in the building would switch on their HVAC. At the same time. First, this creates an extreme demand spike. Second, it creates that spike during peak (most expensive) hours – at 14 cents/kWh (peak) instead of 9 cents/kWh (off peak).

Energy Manager solves these problems. Our software allows Full Scheduling, so you can group tenants however you like, and pre-heat their workspaces at whatever time, to whatever temperature, you choose. So when tenants arrive for work, they don't suddenly need 10 degrees of heating/cooling. Their workspace has already been heated/cooled, so the building avoids extreme – and extremely expensive – demand spikes.

The other advantage? You schedule the pre-heating/cooling for 7:30AM, before peak energy pricing begins. So you heat/cool the building from the overnight temperature, making it ready for the day, at 9 cents/kWh (off peak) instead of 14 cents/kWh. Do this every workday for a year, and you'll save an enormous sum of money.

These are just some of the ways Energy Manager saves (and earns) you money while making tenants more comfortable.

Hotel Software

Can Energy Manager integrate with my front desk software to apply different energy profiles to my sold/unsold rooms?

Yes, absolutely. This way, Energy Manager always knows which rooms are unsold. When a guest checks out, Energy Manager immediately reduces that room's energy to the "deep setback" level you configure, for deep savings. Energy Manager integrates with most brands of hotel management software. Please inquire – tell us your software brand and version.

My building was built 100 years ago. Will Energy Manager work?

Of course, if you have a compatible heating/cooling system (see "Equipment" above). We've installed Energy Manager in buildings that were built 100 years ago. The Energy Manager building network is wireless, so we don't drill your walls to wire the building together – the rooms connect wirelessly. Our system is plug-and-play, for quick and clean installation that doesn't disturb occupants or interfere with your business.

Building Value

What about my building value?

Energy Manager increases the value of your building. How? By raising your Net Operating Income (NOI). As we cut your costs, your building value automatically increases. When buyers evaluate your building, their first question is "How much income does this building generate each year?" After you install Energy Manager, your answer to that question is much better. In other words, the commercial real estate market values your property based upon its NOI. An approximate example: Installing Energy Manager to reduce energy costs in a 575-room hotel adds over $3,000,000 to the value of the hotel.
